Plumbing tips for Monsey, NY homes

Monsey's houses have been enlarged, divided and rebuilt more than any in the county, and the plumbing carries more fixtures and more people than it was designed for. Here is what that means, and how to find a licensed plumber.

Monsey is a hamlet in the Town of Ramapo, and its housing has changed more in fifty years than any other part of Rockland. Most of it began as 1950s and 1960s capes, ranches and splits. Since then, houses have been enlarged, raised, converted to two- and three-family use, or replaced outright by much larger new construction, and townhouse and apartment developments have filled the open ground. A typical Monsey house has more bathrooms, more kitchens and more people than the pipe in its walls was ever meant to serve.

What the houses have

  • A small original core with copper supply and cast iron drains from the 1950s or 1960s, now at the age where the drains fail.
  • Additions on the original pipe. Second and third floors, rear extensions and basement apartments were often fed from the original main and drained into the original stack. Weak flow when several fixtures run, and gurgling or slow drains, are the results.
  • Heavy fixture loads. Two kitchens, several bathrooms, a laundry that runs daily and a dishwasher or two. Water heaters, boilers and drains all work harder here and wear out sooner.
  • Multiple water heaters and boiler zones, with the shut-offs and controls in more than one place. Label them.
  • New construction with plastic supply and drain pipe, few problems yet, and warranties worth keeping on file.

Water

Public water from the regional utility, moderately hard. Because the demand per house is high, the size of the service line matters more here than elsewhere. If the pressure is fine with one tap open but collapses with three, the service or the main inside the house is the limit.

Drainage

Public sewer through the county sewer district. Laterals sized for one family now carry two or three, and they clog sooner. A camera inspection tells you whether the lateral is failing or simply overloaded. Wipes and grease are the two things that block them fastest.

Winter

Additions built over garages or on piers put pipe in spaces that freeze. Insulate those runs, and if a bathroom over the garage loses water in a cold snap, the pipe in the floor has frozen and needs to be thawed slowly and then protected.

Common questions

We run out of hot water every morning. Is the water heater broken?

Usually it is simply too small for the household. A 40-gallon tank serves about two showers in a row; a large family on a schedule needs a much bigger tank, two tanks, or a tankless system sized for several fixtures at once. If the tank is the right size and the water still runs cold, a failed lower heating element or a broken dip tube is the likely fault.

Our expanded house has weak flow when several fixtures run. Can that be fixed?

Yes. The service line from the street and the main inside the house were sized for the original house, and additions were fed from them. A larger service and main, or in some cases a booster pump, restores the flow. A plumber can measure the pressure and flow and tell you which is the limit.
